Min QualificationsHigh school diploma or GED equivalent and 10 years of related experience in complex commercial or institutional construction. Job SummaryTo provide skilled, professional construction project quality assurance to ensure compliance with contract documents--Salary Range Actual Salary Commensurate with experience.Specific Job Related Duties Conduct daily observation of construction work for compliance with approved contract drawings, specifications, Change Orders, and approved submittals and shop drawings. Issue Observation Reports noting conditions of non-compliance, with proper references to detailed drawings and specifications sections.-- Project portfolio: Typically 1-3 projects, average value $5M - $150M.-- Attend early morning, evening, or after-hours installations (ex: concrete pours) requiring owner representation.-- Flexible hours required for construction observations.-- Review, confirm, modify and approve monthly contractor payment applications.-- Monitor pressure testing of piping, ductwork, fire alarm, tele/data, materials, air balance and security systems.-- Distribute reports.-- Monitor and enforce Interim Life Safety and Infection Control Risk Assessment measures. Monitor the Commissioning process, including equipment testing, functional performance tests and Integrated System Tests of inter-related systems. Monitor deficiency logs to assure follow up of re-testing and system performance.---- Assist the Project Manager (PM) or Resident Construction Manager (RCM) in resolving construction issues involving architectural, civil, structural, plumbing, electrical, and mechanical issues.-- Draft Field Orders for approval where needed to expedite the work and document direction given to contractor.-- Attend Pre-Construction meeting and regular onsite construction meetings. Facilitate preinstallation meetings between contractor and subcontractors prior to start of roofing, glazing, pre-cast panels, curtain wall, waterproofing, foundations, structural framing, and other systems as required by specifications.---- Issue and monitor hot work permits. Monitor quality assurance. Attend pre-outage planning meetings.-- -- Monitor project close-out procedures, including O&M manuals, as-builts, punch lists, and warranty walk-through.-- Monitor punch lists for above ceiling, open wall and Substantial Completion inspections, and revisit to confirm completion of deficiencies.---- Assist with acceptance of attic stock turnover at project completion. Monitor and document job site safety, Storm Water Pollution Protection Plan (SWPPP) Best Management Practices & posted notifications, conduct weekly inspections and follow-up on correction of noted non-compliance by contractor. Maintain SWPPP and Safety inspection files.---- Stay current in Codes and Regulations applicable to design and construction, including International Building Codes, NFPA 101, TDLR, OSHA, ADA, ASHRAE 90.1, SWPPP, and any special requirements of the building type (e.g., healthcare, research labs, special campus project types, etc.) or the local jurisdictions.-- Other duties as assigned.WORKING ENVIRONMENT/LOCATION OF POSITION: --Some exposure to weather and physical hazards.Exposure to construction environment.May be required to work extended or rotating shifts.Lifting heavy objects and work in construction shop and facilities physical plant.Preferred License/CertificateTechnical certification, licensure, or apprenticeship in one or more building trades preferred.Equal Employment OpportunityUTMB Health strives to provide equal opportunity employment without regard to race, color, national origin, sex, age, religion, disability, sexual orientation, gender identity or expression, genetic information or veteran status.
